Step 2 Meeting (Pre-Selling Consultation)
This is our chance to meet in person and get to know each other better. Usually this is done at the property you are thinking about selling.
We will talk about possibly establishing a working relationship with you and what that means, including what paperwork is involved.
We will discuss your needs, wants, wishes and concerns to better understand your goals and requirements.
We will talk about the costs involved when selling, including commission we charge.
We will discuss all the items you will need to have ready for the sale such as a Real Property Report (RPR) or Condo Documents.
We will talk about the services we provide and how we can be extremely beneficial to you when selling a home.
We will walk through your property with you. We will make important suggestions that will maximize marketability and net you more money from the sale.
Together we will come up with a plan of action! It is important to be prepared, it can save you money and time in the long run.
Step 3 Establishing the Asking Price
Now that we have physically seen your property we can look at the numbers in detail so you can determine an asking price.
We will gather all the needed information and go over it with you. Together we will review all the recent comparable sales and current competition in your community. We will also look at homes that tried to sell but were unsuccessful.
We will discuss the current market trends, statistics and our personal knowledge of the market gained from years of experience.
We will let you know the price range we feel your home will sell for in this market now. We will also let you know our recommended asking price. However, the final decisions are up to you!
Step 4 Customized Marketing Plan & Strategy
Now that you have established the asking price we can discuss the marketing Plan.
It is critical your home receives the right exposure to attract lots of qualified buyers. We want as many qualified buyers as possible viewing your property. This way you have a better chance of an offer or multiple offers. You also have a better chance of receiving more money for your home!
We will talk about all the proven marketing strategies and systems we can use to gain the right exposure. We will discuss your homes features and benefits for our marketing material. Our marketing plan will be customized and adapted to suite your needs and goals.
We understand that every home and situation is unique and therefore may require a different selling strategy based on our target market.
Step 5 Listing Your Home for Sale
Now that you have decided to put your home on the market we can list your home.
We will prepare the paperwork and go over it with you before you sign. Once the paperwork is signed we can begin marketing your property.
We will arrange a time that works for you to take professional quality photos of your home. This step is very important and we will explain why.
Your listing will be entered into the Multiple Listing Service (MLS) system and you will be emailed the link.
We will continue to aggressively market your home with our customized marketing plan and strategies.
Step 6 Showing Your Home
Now that the marketing has begun, people will start inquiring about your home.
We will handle all inquiries, questions and concerns from possible buyers and other real estate agents.
We will set up all showings at times acceptable to you. We will give you as much notice for showings as possible.
Together we will come up with the best way to handle showings depending on your situation.
If your property is vacant we will inspect it for security and check its condition on a regular basis.
We will make sure you know what to do before each showing. We want your home to show well for our potential buyers.
Step 7 Offers & Negotiations
Good news! We have now received an offer or maybe multiple offers!
We will present and go over all offers with you. We will serve as your advisor during this process however you will make the final decisions.
We will be discussing all the important items in the offer(s) such as: the Deposit, Items included in the sale, Price, Move-In date, Conditions, Terms, and more much.
We want to make sure you fully understand what you are signing and that you are legally protected. In most cases we will be using the standard Alberta Real Estate Association forms.
We will provide you with all the facts and information you need to make educated decisions. This includes going over all the latest sold properties that compare to the one you are trying to sell.
We will discuss all your options and the anticipated outcomes of your decisions.
Every situation is unique and therefor requires a customized strategy when negotiating. Once we have our strategy in place we will negotiate on your behalf.
It is our goal that we reach a mutual agreement with the buyer(s) that works for you!
Step 8 Satisfying Conditions
Most likely the buyer will have conditions that need to be satisfied for the deal to go through. The most common are the Financing Condition and the Inspection Condition.
If the home is a condominium, there will usually be a condominium condition as well. This condition gives the buyer a chance to read through the requested condo documents before purchase.
We are here to help make sure everything gets done in a timely manner. We will do everything we can to ensure the conditions are satisfied. We will continually keep you the loop as things progress.
Step 9 Real Estate Lawyer Meeting
Now that conditions are removed or satisfied, a real estate lawyer will be able to work on the closing process.
In Edmonton it is mandatory to hire a lawyer for the closing process. We recommend you hire a lawyer that specializes in residential real estate law.
A lawyer will protect your legal interests, give you peace of mind and ensure that your transaction goes as smoothly as possible. Make sure you let your lawyer know your questions or concerns along the way, your lawyer is here for you.
You will need to set up an appointment with your lawyer 1-2 weeks prior to move out date.
Step 10 Move Out Date / Closing
The closing will occur on the day specified in the purchase agreement. This will occur after your lawyer receives the money and gives permission to release keys. Once keys are released we will arrange to get them to the buyer’s agent. At this point the home is now SOLD! Another smooth and successful closing!
